Case Study: CareRes - Retrofitting a retirement home, Germany

Summary

Retirement homes are amongst the buildings with the highest energy consumption. The CareRes project exemplifies how an internal retrofitting project can lead to a drastic improvement of energetic performance, in this case to remodel a retirement home into a nursing home.

Results

After retrofitting the gas consumption was less than 100 kWh/m² a. In the next two years a detailed monitoring programme allows to assess the efficiency of the different energy systems (heating, CHP, solar, lighting,...) based on hourly data. Additionally the user acceptance and the user behaviour will be analysed. Therefore temperature and humidity-sensors are installed in selected rooms and also metres for the operating hours of artificial lighting and certain components of the heating system. The monitoring technology is based on electronic bus communication technology and will be used after the detailed monitoring period for the long-term control system (SEKS) of the City of Stuttgart. With this optimisation the energy consumption can be reduced to the assumed 70 % or 400 t CO2.

Mounting the new façade on the outside of the existing balconies resulted in additional space for bathrooms within the flats. The U value of the opaque parts amounts to 0.24 W/m² K, that of the triple glazed low-e windows to 0.9 W/m² K. A mechanical ventilation system with solar preheating was installed to ensure fresh air supply. Thanks to the cogeneration plant and a condensing boiler we now expect the remodelled building to have an energy consumption of less than 60 kWh/m² a.
